Construction Design Scope Comparison

Three options structured around the deliverables that matter most to your project. All options include PM and sourcing at $125/hr on an as-needed basis.

A note on scope and labor: what you have outlined is a significant body of construction design work. Each technical package requires space planning, elevation drawings, MEP coordination, shop drawings, and specification documentation precise enough for your GC to build from without interpretation. This is a different deliverable than interior design: it is the technical foundation your entire renovation depends on. Pricing reflects that reality, and if you were to compare these numbers with another design or architecture firm, you would find them modest for the deliverables involved.

Every technical package delivered. Sets your GC up with everything needed to execute the full renovation without gaps or interpretation.

Hybrid Scope

5 technical packages: kitchen, 2 baths, wardrobe, open concept, plus full house spatial planning.
Primary technical rooms plus whole-home spatial context. Guest Bath 2, living room glass panel, and laundry drawings excluded: solid coverage of the core renovation scope.

Core Technical
$13,500
3 technical packages: kitchen, master bath, guest bath, plus wardrobe shop drawings and full house spatial floor plan.
Original scope with two meaningful additions: full house spatial floor plan and wardrobe shop drawings. Entry point that covers the primary renovation spaces.

On delivery timeline: Given the expanded scope across all three options, design deliverables will be ready 2–3 weeks from deposit and receipt of all required materials: 5–7 inspiration images per space and existing home floor plans. Demo and chimney removal can begin immediately once your GC is ready: that work runs parallel to the design process. By the time demolition is complete and your GC is ready to build, the construction drawings will be in his hands.
Construction timeline: Building the initial sequenced construction timeline is included in the flat fee: it will be handed to your GC at kickoff. If you would like me to actively manage and update that timeline week to week, track delays, and keep you informed of progress as construction moves forward, that falls under PM coordination and is billed at $125/hr on the as-needed basis outlined below.
PM, coordination & sourcing: All three options include PM coordination, active timeline management, and soft finish sourcing at $125/hr on an as-needed basis. Every Sunday evening, please send a brief note covering what you need from me that week: coordination, sourcing, or both, along with your deliverables and deadlines. That allows me to confirm availability and show up fully prepared. No Sunday note means I'll assume that week is quiet.
